Pricing & the $59 assessment.

What does the $59 assessment cover?
It covers the trip out to your home in Gilbert or Chandler and the time we spend diagnosing the problem in person — looking behind the wall, testing the circuit, pulling the trap apart, whatever it takes to know what we're dealing with. You get a firm flat-rate price before any work starts. Nothing gets repaired until you approve that number.
Is the $59 credited toward the work?
Yes. If you approve the quote and we do the work, the $59 comes straight off your invoice. If you decide not to move forward, the $59 covers our visit and you owe nothing else.
Is your pricing flat-rate or hourly?
Flat-rate for most jobs. Every common repair has a set price you can look up on our pricing page before you call, so you're not watching the clock while we work. A few large or open-ended projects are quoted as day-rate labor instead, and we tell you that up front.
Do you charge for estimates?
If we can price it from a clear photo and a description over the phone, that costs nothing. If it needs eyes on it in person — a leak of unknown origin, an electrical fault, water damage — that's the $59 assessment, credited toward the work.
What payment methods do you accept?
We invoice through our scheduling software, so you can pay by card or by check. Payment is due when the work is complete, not before we start.
Do prices change once you're on site?
The flat rate we quote is the price you pay for the work we quoted. If we open a wall and find something genuinely different — rotted framing, a second leak, aluminum wiring — we stop, show you, and re-quote before continuing. You always approve the change first.

Scheduling.

How fast can you get out here?
We hold slots open for urgent work, so many Gilbert and Chandler calls get seen the same day or next day. Our hours are Monday–Friday 8:00 AM–5:00 PM. Call (480) 631-9957 and we'll tell you honestly what's open.
Do you offer same-day service?
Yes, when there's an opening. Same-day works best if you call early in the day — the closer to 5 PM, the more likely we're booked out. Urgent problems like an active leak or a door that won't lock get priority.
Do you handle emergencies?
We take emergency calls during business hours and prioritize anything that's actively causing damage or leaving your home unsecured. Call rather than email — the phone is the fastest way to reach us.
What are your hours?
Monday–Friday 8:00 AM–5:00 PM. We're a small local outfit, not a call center, so after-hours messages get answered the next business morning.
How does booking actually work?
Call, text, or fill in the request form on our contact page. We confirm a time window, show up in that window, diagnose, quote, and — if you approve — usually do the work on the same visit.
Do I need to be home?
Someone 18 or older should be there when we arrive so we can walk the job together and you can approve the quote. After that, plenty of customers leave us to it and come back later — that's entirely your call.

What areas do you serve?
Gilbert, AZ and Chandler, AZ. Keeping our route that tight is what lets us hold same-day slots and keep flat-rate prices honest — no hour-long drives baked into your bill.

Do you work outside Gilbert and Chandler?
No — Gilbert and Chandler are the only two cities we serve. If you're just over the line in Mesa, Queen Creek, or Tempe, it's still worth a call: occasionally we can help, but we won't promise a visit we can't keep.

License, insurance & warranty.

Are you licensed?
Yes — Arizona ROC #360952, licensed and bonded with the Arizona Registrar of Contractors. You can verify it yourself on the state's contractor search; the license number is on every invoice we send.
Are you insured, and for how much?
Yes — $1,000,000 general liability per occurrence and $2,000,000 aggregate, carried through Berkshire Hathaway Direct Insurance (biBERK). We're happy to send a certificate of insurance if your HOA or property manager asks for one.
Do you warranty your work?
Every job carries our 1-Year Workmanship Coverage. If something we installed or repaired fails because of how we did it, we come back and make it right at no charge.
Who actually shows up at my house?
John Klohr, the owner, does the work himself on most jobs — you're not getting a rotating cast of subs. He's an Arizona native with 20+ years in the trades.

What we do & don't do.

What kinds of work do you take on?
Plumbing repairs, residential electrical repairs, carpentry, drywall and paint, and general repairs — plus larger projects like bathroom refreshes, custom accent walls, cabinet work, and room transformations. If it's on a homeowner's punch list, it's usually ours.
What won't you do?
We don't do roofing, HVAC, pool equipment, main electrical panel work, or gas line work. Those need specialty licenses and specialty insurance, and doing them badly is how people get hurt.
Will you refer me to someone for that work?
Yes. We'd rather hand you a name we trust than take a job we shouldn't. Tell us what you're dealing with and we'll point you at the right trade in Gilbert or Chandler.

Materials.

Who buys the materials and fixtures?
Either of us. Plenty of customers pick out their own faucet, fan, or door hardware and we install what they bought. If you'd rather we source it, we'll pick it up and it goes on the invoice.
Do you mark up materials?
Our flat-rate prices are labor. Materials we buy for you are quoted separately and shown as their own line on the invoice, so you can always see exactly what the parts cost versus the work.
