How flat-rate pricing works.
Most jobs we do have a set price for the labor, worked out from how long that job actually takes. You approve the number before we start, and that's what you pay — a slow valve or a stubborn screw is our problem, not a line on your bill.
A handful of large or open-ended projects are quoted as day-rate labor instead. We say so up front rather than pretending a whole-room job fits a menu price.
The $59 assessment, explained.
$59 covers the trip out to your home in Gilbert or Chandler and the hands-on diagnosis — testing the circuit, pulling the trap, opening the wall — plus the written flat-rate quote that comes out of it.
Approve the work and the $59 is credited straight off your invoice. Decide against it and the $59 is all you owe. Jobs we can price from a photo and a phone call don't need an assessment at all.

What changes the price.
Access
A shutoff valve behind a cabinet wall or a fixture on a two-story stairwell takes longer than the same job in an open room. We price the harder version honestly instead of surprising you later.
Condition
Corroded valves, stripped screws, rotted framing, and previous DIY repairs all add time. If we open something up and find worse than expected, we stop and re-quote before continuing.
Quantity
Several jobs on one visit cost less per job than four separate trips. Bundle the punch list and you only pay the assessment once.
Materials
Flat rates are labor. Fixtures, hardware, paint, and parts are quoted separately — you can buy them yourself or have us pick them up.
